Property Due Diligence Before You Buy
A fixer-upper can be attractive because of price or potential, but the biggest risks are often the things the first viewing does not answer.
Build a pre-purchase question set
- What is known about building age, structure, services and previous alterations?
- Which drawings and approvals exist?
- Are there signs of moisture, movement, deterioration or improvised work?
- What requires qualified specialist inspection?
- What renovation is necessary versus optional?
- What assumptions are driving the budget?
Remote review of documents, photos and plans can improve preparation, but it does not replace on-site inspection or specialist assessment where required.
